| Important Information with Agreement Clause (Signature Required) FAMILY RENTALS ONLY/3 night minimum. MAX. OCCUPANCY: 6 PEOPLE NO PETS/NO SMOKING (NO EXCEPTIONS)! Any reservation obtained under false pretense will be subject to penalty by forteiture of reservation, rent and deposit. Smoking is strictly prohibited inside the unit; your deposit will be forfeited to offset charges for cleaning and deodorizing if any evidence of smoking inside the unit is detected upon inspection. We are very serious about maintaining a family atmosphere for the enjoyment of all guests. All guests, as well as owners, are required to conform to all rules and regulations that are provided for this property. Violators are subject to eviction. We will rent to family groups, married couples and responsible adults over the age of 25; proof of age required. Please include a photocopy of driver’s license with your printed and signed agreement , as well as, any rental monies due, 7 days in advance of arrival date. You may verbally secure your reservation by telephone, but the reservation can only be held for three days which allows you time to submit your required $200 security/damage deposit that must be paid and funds received within 3 days of verbal acknowledgement of a specified reservation period otherwise you forfeit your reservation period. Total rent per night of one hundred sixty five dollars and no cents ($165.00), plus an additional non refundable sixty five dollar and no cents ($65.00) housekeeping fee must be paid 7 days in advance of your arrival so owner has adequate time to send your receipt and keys via US Postal Service Priority Mail. You may pay by bank money order, cashier’s check or personal check or via paypal access on this site. Insufficient funds result in automatic cancellation along with the legal ramifications involved with collections. Directions to Gulf Shores Plantation: Take Highway 59 South (Gulf Shores Parkway) to the intersection of 59 and 180 in Gulf Shores; turn right on 180 (Ft. Morgan Road). Go 13 miles; Gulf Shores Plantation is on the left. Stop at the guard gate to get parking pass; the guard will ask you the unit number you are visiting and will direct you. Check in after 3 p.m. on date of arrival; Check out by 11 a.m. on date of departure. AMENITIES There are six outdoor swimming pools, two outdoor Jacuzzis, one indoor swimming pool, one indoor Jacuzzi, a steam room, sauna, and tennis court. Kiva Dunes Golf Course is next door, but is not part of Gulf Shores Plantation. Beach chairs and umbrellas are available for rent; see beach attendant for details. There is no daily maid service; your housekeeping fee is for departure date cleaning only. Linens and bath towels are included and not to be taken from the unit. We suggest you bring your own paper items, bath soap, dish detergent; initial set up of trash liners and bathroom paper will be provided; extra items needed are the responsibility of the guests. DO’s and DON’T’s: DO bring beach towels and sunscreen. DO rinse sand off your body, flip flops, beach chairs, toys, etc. at the shower on the boardwalk before re-entering the unit. DO shake the sand from your towels and wipe the sand from your feet. DO lock the door to the unit when you are at the beach! DO report any damage or repairs needed to the owner immediately. DO keep sliding glass doors and windows closed when A/C is operating. DON’T take owner’s blankets, bedspreads or bath towels to the beach. DON’T hang wet towels or swim suits from the railing. DON’T sit on indoor furniture or beds with wet clothes or tanning oil on. DON’T smoke inside the unit. DON’T rearrange furniture. DON’T turn the thermostat below 70 degrees. DON’T leave the coffee pot or stove on when you leave the unit. DON’T burn candles in the unit. DON’T lean on, climb or sit on the balcony railing. DON’T change settings on refrigerator or freezer! DON’T bring your pets; no pets are allowed on the property at all; no exceptions If you have any questions or problems and need to contact me, my home number is (205)339-3850; my cell number is (205)344-3810 and my work number is (205)348-5360. This unit is managed BY OWNER, so any problems should be directed to me; Gulf Shores Plantation will only address problems per my instruction. Should you lose your key or become locked out of your unit, you must contact me and I will have security unlock the unit for you; however, they will not be able to provide you with additional keys. A charge of $50 will be deducted from your deposit should you require security assistance to re-enter the unit as a result of lost keys. An additional $25 will be charged to replace the key. If keys are lost, owner is not liable for the security of your personal belongings. HOWEVER, if keys are lost and unit is left unlocked and unattended, the renter will be held responsible for the contents until the date and time of checkout and up to the point of inspection. SO PLEASE, JUST DON’T LOSE THE KEYS! Owner is not responsible for personal items left in the unit. If items are found and you wish them returned, there will be a $25 service charge plus shipping costs to have them returned to you. CLEANING CHECK LIST (this is required in order to get 100% refund on your $200 security/damage deposit; These checklist items are not covered in your cleaning fee and will be deducted from your deposit if the housekeeper is required to do it). The housekeeper is responsible for washing/drying all towels and linens, cleaning/disinfecting bathrooms and kitchen appliances, mopping, dusting and inspecting for damages and/or theft of property. DO NOT REARRANGE OR REMOVE FURNISHINGS FROM THE UNIT FOR ANY REASON. The unit will be inventoried and inspected before and after each occupancy. Failure to adhere to these instructions and/or failure to return keys to the owner will result in 100% forfeiture of the deposit. Deposit will be refunded when keys are returned and owner has received confirmation that the unit was left in satisfactory condition upon inspection. A maximum of 7 days is allowed to return keys by mail.
PARKING Two vehicles only per unit rental; no RVs, trailers, boats, or jet skis allowed. CANCELLATIONS/COMPENSATIONS Reservation deposits will not be refunded unless the unit is re-rented for the same rental payment and time period reserved. If refunded, $50.00 will be retained as a service charge. Cancellations or early departures for any reason do not warrant any refund of rent or deposit. No compensation will be given for temporary outage of electricity, water, cable or telephone service. Outages should be reported immediately and all efforts will be made to have them restored as soon as possible. Should a hurricane threaten our area, we will receive evacuation instructions from the National Hurricane Center and our local governing officials. In the event of a mandatory evacuation, only the unused portion of your stay will be refunded. No refunds will be given for voluntary evacuations.
